| Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016. |
| Prior to its/their installation, details of the materials to be used in the construction of the external surfaces of the development hereby permitted shall be submitted to and approved in writing by the local planning authority. The details to be submitted shall include:- - type, colour, texture, size, coursing, finish, and pointing of brickwork and stonework; - type, colour, texture, size and design of roofing materials; - type, colour, texture, size and design of garage materials; - details of the approved windows and external doors, including drawings showing design, materials and profile; the windows shall be non-reflective glass - details of the approved rooflights, including drawings showing design, materials and profile; - details of the external walway The development shall be carried out using the materials as approved. Reason - To ensure that the new materials are in keeping with the surroundings and represent quality design and not harmful to the National Landscape and to protect, conserve and enhance the significance of heritage assets in accordance with policies SWDP 6, SWDP21, SWDP23 and SWDP24 of the South Worcestershire Development Plan. |

In dealing with this application, the Council has worked with the applicant in the following ways:- providing pre-application advice; - seeking further information following receipt of the application; - seeking amendments to the proposed development following receipt of the application; - considering the imposition of conditions In such ways the Council has demonstrated a positive and proactive manner in seeking solutions to problems arising in relation to the planning application. |
| The development hereby permitted shall be carried out in strict accordance with the recommendations set out in the Bat Activity Survey report carried out by Worcestershire Wildlife Consultancy dated August 2023 and submitted with this application. In particular:- Installation of bat box affixed to the main house or on medium-large trees (to the rear of the property (if in ownership). Bat boxes should be installed at minimum heights of 2.5m, facing away from external illumination and should ideally face in a south-east or south-west orientation. Lighting should not be directed onto any hedgerows or trees along the boundaries of the site. Any lighting to be incorporated in the site should be low-powered (i.e. lux level of 3 or less), downward-pointing and/or mounted at a low level Any works that may impact nesting birds, should be undertaken outside of the bird breeding season. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan. |
