Condition Details / Information Notes
Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the following plans: - MAD/WES/19/LOCATION - MAD/WES/19/1-2A - MAD/WES/19/1-3A - MAD/WES/19/1-1A - MAD/WES/19/1-6A - MAD/WES/19/1-4A - MAD/WES/19/1-5A - MAD/WES/STREET-A - MAD/WES/19/SITE-E With the proposed materials as follows: - Natural slate (roof) - Painted cement render (Grancocryl exterior masonry paint) finished in mushroom (walls) - Anthracite coloured (RAL7016M) powder coated aluminium (windows) Reason: To define the permission.
The Development hereby approved shall not be brought into use until the visibility splays shown on drawing MAD/WES/19/SITE Rev E have been provided. The splays shall at all times be maintained free of level obstruction exceeding a height of 0.6m above adjacent carriageway. REASON: In the interests of highway safety in accordance with Policy SWDP 4 of the South Worcestershire Development Plan.
The Development hereby approved shall not be brought into use until the access, turning area and parking facilities shown on Drawing MAD/WES/19/SITE Rev E has been provided. These areas shall thereafter be retained and kept available for their respective approved uses at all times. Reason: In the interests of highway safety and to ensure the free flow of traffic using the adjoining highway in accordance with Policy SWDP 4 of the South Worcestershire Development Plan.
Provision shall be retained on site during the construction phase, for site operatives' parking, material storage and the positioning of operatives' facilities. Delivery vehicles shall only be permitted to arrive and depart at the site between the hours of 8:30am-16:30pm on weekdays and between 9:00am and 12:00pm on Saturdays. No delivereries are permitted on Sundays. Reason: To ensure the provision of adequate on-site facilities and in the interests of highway safety in accordance with Policy SWDP 4 of the South Worcestershire Development Plan.
Before the first occupation of the development hereby permitted a scheme of landscaping shall be submitted to and approved in writing by the Local Planning Authority. The landscaping scheme shall include:- (i) a plan(s) showing details of all existing trees and hedges on the application site. The plan should include, for each tree/hedge, the accurate position, canopy spread and species, together with an indication of any proposals for felling/pruning and any proposed changes in ground level, or other works to be carried out, within the canopy spread. (ii) a plan(s) showing the layout of proposed tree, hedge and shrub planting and grass areas. (iii) a schedule of proposed planting - indicating species, sizes at time of planting and numbers/densities of plants. (iv) a written specification outlining cultivation and other operations associated with plant and grass establishment. (v) a schedule of maintenance, including watering and the control of competitive weed growth, for a minimum period of five years from first planting. All planting and seeding/turfing shall be carried out in accordance with the approved details in the first planting and seeding/turfing seasons following the completion or first occupation of the development, whichever is the sooner. The planting shall be maintained in accordance with the approved schedule of maintenance. Any trees or plants which, within a period of five years from the completion of the planting, die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species. Reason - To ensure the proposed development does not have an adverse effect on the character and appearance of the area in accordance with policies SWDP21 and SWDP25 of South Worcestershire Development Plan.
Prior to the first occupation of the dwelling hereby permitted, the 1.8 m boarded fence shall be installed in the position as shown on DWG NO. MAD/WES/19/SITE Rev E and retained thereafter. Reason: To ensure a satisfactory amenity for future occupiers of the existing and proposed dwelling in accordance with Policy SWDP 21 of the South Worcestershire Development Plan.
Demolition, clearance or construction work and deliveries to and from the site in connection with the development hereby approved shall only take place between the hours of 08.00 and 18.00hrs Monday to Friday and 08.00 and 13.00hrs on a Saturday. There shall be no demolition, clearance or construction work or deliveries to and from the site on Sundays or Bank Holidays. Reason: To preserve the amenities of the locality in accord with Policy SWDP 21 of the South Worcestershire Development Plan.
Before the first occupation of the dwelling hereby permitted the ground floor bathroom window within the side elevation as shown on DRG No. MAD/WES/19/1-6A shall be fitted with Pilkington Level 4 obscured glazing or equivalent and shall be permanently retained in that condition thereafter. Reason - To protect the amenities of nearby properties from unacceptable loss of privacy in accordance with policy SWDP21 of the South Worcestershire Development Plan.
Alteration of highway to provide new or amended vehicle crossover This permission does not authorise the applicant to carry out works within the publicly maintained highway since such works can only be carried out by the County Council’s Approved Contractor, Ringway Infrastructure Service who can be contacted by email worcestershirevehicle.crossing@ringway.co.uk or by phone on 01905 751651. The applicant is solely responsible for all costs associated with construction of the access.
Drainage arrangements shall be provided to ensure that surface water from the driveway and/or vehicular turning area does not discharge onto the public highway. No drainage or effluent from the proposed development shall be allowed to discharge into any highway drain or over any part of the public highway.
The applicant is advised to satisfy himself that the works to the existing dwelling are permitted development with regard to the Town and Country Planning (General Permitted Development) (England) Order 2015.
Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary.
