| The development hereby permitted must be commenced not later than the expiration of three years from the date of the original permission [insert app number and date of the permission].

| Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter.
Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016. |
| The development hereby permitted shall be carried out in strict accordance with the recommendations set out in the Preliminary Ecological Appraisal (PEA) report carried out by Arbor Vitae Environment Ltd dated 29/01/2024 and submitted with this application. In particular:-
- The General Avoidance Measures set out within section 6.2 of the PEA report
- The habitat mitigation measures set out within section 6.1 of the PEA report
- The ecological enhancement measures set out within section 6.3 of the PEA report
Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan.

| The development shall not be brought into use until appropriate muck storage facilities of the type and location illustrated within documents J008516-10, J008516-11 and J008516-12 have been provided unless otherwise agreed in writing by the local planning authority.
There shall be no storage of manure generated by the proposed development within 5 metres of any pond or watercourse. There shall be no burning of stable manure on site.
Reason: To avoid any significant impacts from pollution in accordance with Policy SWDP31 of the South Worcestershire Development Plan. |
| The use of the land and track hereby permitted shall be limited solely to the private keeping and exercising of horses and shall not be used for any
commercial equestrian enterprise or business (including livery) without permission being granted by the Local Planning Authority obtained through the means of a full planning application.
Reason: The Local Planning Authority would wish to consider the implications of a commercial or other more intensive use having regard to residential amenity, traffic generation and highway safety in accordance with Policies SWDP4, SWDP12, SWDP21 and SWDP31 of the South Worcestershire Development Plan. |
| No lighting or floodlighting shall be erected or installed to light the track or externally to the stable building without the prior granting of planning permission by the Local Planning Authority.
Reason: In order to protect the amenities of this rural area, including impacts on neighbours, ecology and landscape character, and to comply with Policies SWDP21, SWDP22 and SWDP25 of the South Worcestershire Development Plan. |
| No more than two moveable field shelters shall be sited on the land without the express written consent of the Local Planning Authority.
Reason: In order to protect the visual amenities and character of the area in accordance with policies SWDP21 and SWDP25 of the South Worcestershire Development Plan. |
| The development shall be carried out using the materials as detailed within documents J008516-10, J008516-13, J008516-14, J008516-15 and J008516-16 unless otherwise agreed in writing by the Local Planning Authority.
Reason: To protect, conserve and enhance the significance of heritage assets and to ensure that the new materials are in keeping with the surroundings and/or represent quality design in accordance with policies SWDP 6, SWDP21 and SWDP24 of the South Worcestershire Development Plan. |
