Condition Details / Information Notes
The works to which this Listed Building Consent relates must be commenced before the expiration of three years beginning with the date of this consent. Reason: To conform with the requirements of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
Unless where required or allowed by other conditions attached to this consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans:- 1925 1000 (1) rev A 1001 (1) rev A 1002 rev C 1003 rev B 1004 1005 3000 rev D 3001 rev D 3002 rev D 6000 rev C 6001 rev C 6002 rev C 6003 rev B 6004 rev B 6005 rev B 6006 rev C 6007 rev A Reason: To define the permission.
Prior to their installation as part of the development hereby approved, details of the following shall be submitted to and approved in writing by the local planning authority:- - details of all new materials including bricks, tiles , specification of mortar mix , paving, stone, render including samples and mortar shall match the historic fabric in colour, texture mix etc and shall not include cement mortar or gypsum plaster; - details of any replacement joinery internal and external (skirting, architrave, bargeboards, cladding etc), along with architectural details of the proposed external finishes, (elevational drawings at a minimum scale of 1:20 and vertical sectional drawings at minimum scale of 1:2); - joinery details of all new staircases along with architectural details including finish of the (elevational drawings at a minimum scale of 1:20 and vertical sectional drawings at minimum scale of 1:2); - external joinery details of windows and doors along with architectural details of the proposed external finishes, heads, sills, position in wall reveal and any surrounding dressings (elevational drawings at a minimum scale of 1:20 and vertical sectional drawings at minimum scale of 1:2) and to shall include samples of the stone for all new windowsills or heads to match the historic building; - all existing historic fabric shall be repaired on a like for like basis unless it is completely beyond repair and before its replacement a method statement shall be submitted with detailed instruction for removal and replacement; - details of insulation for all buildings including cross sections, material specifications and all insulation, plasterboard shall be breathable; - details of replacement/ new water goods. Any historic water goods shall be repaired and retained unless beyond repair and before its replacement a method statement shall be submitted to demonstrate why it cannot be repaired and detailed specification of replacement rainwater goods with profile to match the historic design and all shall be of cast iron or powder coated cast aluminium; - samples and detailed specification details of bat tiles, bat roosts, to be installed including methods of fixing; All development shall be carried out in accordance with the approved details. Reason: To protect, conserve and enhance the significance of heritage assets and to ensure that the new materials are in keeping with the surroundings and represent quality design in accordance with policies SWDP 6, SWDP21 and SWDP24 of the South Worcestershire Development Plan.
The development hereby permitted shall be carried out in strict accordance with the recommendations set out in the Cotswold Wildlife Surveys- Ecological Mitigation & Enhancement Scheme for Newland Court, Worcester Road, Newland, Malvern, Worcestershire, WR13 5BA. Report Number: 2959-CWS-08. Version: 01. Date: 6th November 2024 and submitted with this application. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan.
Prior to occupation or first use, a "lighting design strategy for biodiversity" shall be submitted to and approved in writing by the local planning authority. The strategy shall: a) identify those areas/features on site that are particularly sensitive for bats that are likely to cause disturbance in or around their breeding sites and resting places or along important routes used to access key areas of their territory, for example, for foraging; b) show how and where external lighting will be installed (through the provision of appropriate lighting contour plans and technical specifications) so that it can be clearly demonstrated that areas to be lit will not disturb or prevent the above species using their territory or having access to their breeding sites and resting places. All external lighting shall be installed in accordance with the specifications and locations set out in the strategy, and these shall be maintained thereafter in accordance with the strategy. Under no circumstances should any other external lighting be installed without prior consent from the local planning authority. Reason - To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan and to ensure compliance with the Wildlife and Countryside Act 1981 (as amended) and the Conservation of Habitats and Species Regulations 2017 (as amended).
On completion of works the development shall be inspected by a qualified ecologist and a statement of conformity and a copy of any bat licences and licence monitoring returns as appropriate shall be submitted to the Local Planning Authority to confirm the mitigation, compensation and enhancement measures for biodiversity have been successfully implemented in accordance with the details approved under condition 15. Reason - To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan and to ensure compliance with the Wildlife and Countryside Act 1981 (as amended) and the Conservation of Habitats and Species Regulations 2017 (as amended).
