| The development, hereby permitted, shall be carried out in strict accordance with the recommendations set out in section 7 of the Preliminary Ecological Appraisal report carried out by Shropshire Wildlife Surveys, dated 17th August 2023 and submitted with this application. In particular: - Avoidance of the nesting/breeding season for birds (March to August, inclusive); - If the above is unavoidable, a pre-commencement check by a suitably competent person (ecologist) for any breeding birds, nests, chicks or eggs which would be disturbed or harmed by the works; - Upon the discovery of any breeding birds, chicks or eggs on-site, all development shall halt until the end of the breeding season, or when all birds have left the nest with no evidence of them returning; - The implementation of sensitive lighting for nocturnal wildlife post-development; - The installation of an external woodcrete bat box or integrated bat brick; - The addition of one artificial bird nest, such as an integrated brick design, or external box design; - The covering or filling of any trenches at the end of each construction working day to prevent access or entrapment of any mammals; - The sloping of trench ends to allow any accidentally-trapped mammal to leave on its own; - The sealing of any pipe work with a diameter over 120mm at the end of each working day. Details of the type and location of the chosen bat and bird boxes shall be submitted to and approved, in writing, prior to the commencement of the development. The approved boxes shall be installed prior to the development hereby permitted first being occupied or used. Reason – To ensure that the proposed development contributes to the conservation and enhancement of biodiversity within the site and for the wider area in accordance with paragraphs 109 and 118 of the National Planning Policy Framework (NPPF) and to ensure compliance with the Wildlife and Countryside Act 1981 (as amended) and the Conservation of Habitats and Species Regulations 2010. |
| Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement and the flood compensatory storage details in JDS0007/01 and JDS0007/02 and these shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016. |
| The development hereby permitted shall not be occupied at any time other than for purposes incidental to the residential use of the dwelling known as Meadow View and shall not be used as separate self-contained accommodation or holiday let use. Reason: To preserve the amenities of the locality in accord with Policy SWDP21 of the South Worcestershire Development Plan and because a separate dwelling house in this location would not represent sustainable development and be contrary to the development location strategy set out in policy SWDP2 of the South Worcestershire Development Plan. |
