Condition Details / Information Notes
Future occupiers of the proposed development would be poorly connected to key services by sustainable travel modes due to an inadequate number of key services being located within walking distance of the application site, inadequate local bus services, and an absence of an adequately surfaced public footpath in close proximity to the application site. As such, future occupiers would be heavily reliant on a private vehicle. Therefore, the proposed development would occupy an unsustainable location, contrary to Policy SWDP 4 of the South Worcestershire Development Plan (2016) and Chapters 2, 8 and 9 of the National Planning Policy Framework.

Positive and Proactive Statement. In dealing with this application, the Council has worked with the applicant in the following ways:- providing a pre-application advice service and making planning policies available to the public. Despite these efforts, the Council still consider that planning permission should be refused for the reasons set out above.
