| Demolition, clearance or construction work and deliveries to and from the site in connection with the development hereby approved shall only take place between the hours of 08.00 and 18.00hrs Monday to Friday and 08.00 and 13.00hrs on a Saturday. There shall be no demolition, clearance or construction work or deliveries to and from the site on Sundays or Bank Holidays.
Reason - To preserve the amenities of the locality in accord with Policy SWDP21 of the South Worcestershire Development Plan. |
| No building hereby permitted shall be occupied until the sustainable drainage/surface water drainage scheme and foul water drainage scheme for the site has been completed in accordance with the details shown on the approved plans/documents. The drainage schemes shall be managed and maintained thereafter in accordance with the approved management and maintenance plan submitted with the application.
Reason: To ensure development would not result in unacceptable risk of pollution or harm to the environment and to ensure the proposed development does not exacerbate flood risk and deals with surface water run-off from the site in a sustainable manner, in accordance with policies SWDP28, SWDP29 and SWDP 30 of the South Worcestershire Development Plan. |
| Prior to first occupation of the dwelling herby approved, details to demonstrate that the predicted non recycled water consumption of the property will be no more than 110 litres per day per person shall be submitted in writing to the Local Planning Authority for approval.
Reason: To mitigate the impacts of climate change in accordance with policy SWDP30 of the South Worcestershire Development Plan.

| Prior to the commencement of development, an arboricultural method statement (AMS) shall be provided to the local planning authority. The AMS will describe the process of construction where it impacts upon retained trees, and shall be in accordance with BS 5837:2012 (Trees in Relation to Design, Demolition and Construction). Development shall proceed in accordance with the approved document.
Reason - To prevent existing trees/hedges from being damaged during construction work and to preserve the amenities of the locality. This is in accordance with policies SWDP21 and SWDP25 of the South Worcestershire Development Plan.

| Prior to the commencement of development, details of tree protection measures (tree protection plan) shall be provided to the local planning authority. Tree protection measure should be in accordance with BS 5837:2012 (Trees in Relation to Design, Demolition and Construction). Before development of any type commences, including site clearance, demolition, materials delivery, vehicular movement and erection of site huts, the approved tree protection measures will be implemented. The approved tree protection measures shall remain in place until the completion of development or unless otherwise agreed in writing with the local planning authority.
Reason - To prevent existing trees/hedges from being damaged during construction work and to preserve the amenities of the locality. This is in accordance with policies SWDP21 and SWDP25 of the South Worcestershire Development Plan.

| No construction works of any type should take place, including site clearance, demolition, or site stripping (includes archaeological investigation) until a site meeting has taken place between the applicant, their chosen contractor and the council’s tree and landscape officer.
Reason: In order to ensure that the requirements of the approved tree protection measures are clearly understood by all parties involved in the construction process and to prevent existing trees/hedges from being damaged during construction work and to preserve the amenities of the locality in accordance with policies SWDP6, SWDP21 and SWDP24 of the South Worcestershire Development Plan.

| Within one month of the commencement of construction works on the development hereby permitted, details of one bat and/or one bird box shall be submitted to and approved in writing by the Local Planning Authority. The approved features shall be installed in accordance with the approved details prior to first occupation/use of the development hereby approved and retained thereafter.
After the feature(s) has/have been installed, a brief letter shall be sent to the local planning authority for confirmation.
Reason – To ensure that the development contributes to the conservation and enhancement of biodiversity in accordance with SWDP 22 of the South Worcestershire Development Plan 2016.

| The approved Biodiversity Gain Plan required by paragraph 13 of Schedule 7A of the Town and Country Planning Act 1990 shall be implemented and maintained thereafter in accordance with the details and timescale agreed within the Plan.
Reason – To ensure that the proposed development delivers a biodiversity net gain in accordance with Schedule 7A of the Town and Country Planning Act 1990 and SWDP 22 of the South Worcestershire Development Plan 2016.

| Details of the final Boundary Treatments shall be submitted to and approved in writing by the Local Planning Authority. All boundary fencing shall include mammal gates/gaps to ensure permeability for small mammals. The agreed details shall be implemented thereafter.
Reason – To ensure that the proposed development contributes to the conservation and enhancement of biodiversity within the site and to ensure the proposal harmonises with the surroundings in accordance with SWDP 21, SWDP 22 and SWDP 25 of the South Worcestershire Development Plan 2016.

| The effect of paragraph 13 of Schedule 7A of the Town and Country Planning Act 1990 is that planning permission granted for the development of land in England is deemed to have been granted for the development of land in England is deemed to have been granted subject to the condition (‘the Biodiversity Gain Condition’) that development may not begin unless:
- A Biodiversity Gain Plan has been submitted to the local planning authority; and
- The local planning authority has approved the plan.
Subject to Paragraph 14(2) of Schedule 7A of the Town and Country Planning Act 1990, the Biodiversity Gain Plan must include:
- Information about the steps taken or to be taken to minimise the adverse effect of the development on the biodiversity of the on-site habitat and any other habitat;
- The pre-development biodiversity value of the on-site habitat;
- The post-development biodiversity value of the on-site habitat.

| All species of bats and their roosts (whether the bats are present or not) are protected from reckless killing, disturbance or destruction under both national and European legislation. Cracks, cavities and holes in trees and buildings can provide suitable places for bats to rest or hibernate; these should be carefully inspected prior to carrying out any works. If bats are discovered during work on trees or are suspected of being present, the relevant work should be halted and Natural England (formerly English Nature) notified and further advice sought (http://www.naturalengland.org.uk/).
