Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
Unless where required or allowed by other conditions attached to this permission, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – - 24-120-101-D06 - 24-120-200-D03 - 24-120-203-D01 - 24-120-203-D02 - 24-120-202-D06 - 24-120-211-D02 Reason: To define the permission.
Prior to first occupation of the dwelling hereby approved, the details set out within the submitted Water Management Statement shall be fully implemented and shall be retained thereafter. Reason - To ensure development does not exacerbate flood risk and deals with surface water run-off from the site in a sustainable manner, in accordance with policies SWDP 28, SWDP 29 and SWDP 30 of the South Worcestershire Development Plan (2016) and the National Planning Policy Framework.
Prior to first occupation of the dwelling hereby permitted a plan indicating the positions, design, materials and type of boundary treatment to be erected shall be submitted to and approved in writing by the local planning authority. The boundary treatment shall be installed prior to first occupation of the dwelling hereby permitted in accordance with the approved plan and shall be retained thereafter. Reason - To protect residential amenity and to ensure the proposed development does not have an adverse effect on the character and appearance of the area or the Grade II listed application property, in accordance with policies SWDP 6, SWDP 21, SWDP 24 and SWDP 25 of the South Worcestershire Development Plan (2016), the South Worcestershire Design Guide Supplementary Planning Document (2018) and the National Planning Policy Framework.
Prior to first occupation of the dwelling hereby permitted details of renewable or low carbon energy generating facilities to be incorporated as part of the development shall be submitted to and approved in writing by the local planning authority. The details shall demonstrate that at least 10% of the predicted energy requirements of the development will be met through the use of renewable/low carbon energy generating facilities. The approved facilities shall be provided prior to any part of the development hereby permitted being first occupied or in accordance with a timetable submitted to and approved by the local planning authority as part of the details required by this condition. Reason: To ensure the proposed development includes sufficient renewable/low carbon energy generating facilities to comply with Policy 27 of the South Worcestershire Development Plan 2016 and the National Planning Policy Framework.
Prior to its installation, details of the rooflight hereby permitted shall be submitted to and agreed in writing by the Local Planning Authority. These details must include information relating to the rooflight manufacturer and its position within the roof slope. The rooflight shall be installed and retained thereafter in accordance with the approved details. Reason: In order to ensure that the rooflight conserves and enhances the significance of the heritage asset in accordance with Policies SWDP 6 and SWDP 24 of the South Worcestershire Development Plan (2016), the South Worcestershire Design Guide Supplementary Planning Document (2018) and Chapter 16 of the National Planning Policy Framework.
Positive and Proactive Statement. Following positive and proactive action on behalf of both the Local Planning Authority and the applicant in order to address concerns relating to the impact of the proposed development on the designated heritage asset, the application seeks an acceptable form of development consistent with the requirements of relevant policies and material considerations. As such, no additional amendments or alterations were required and no further positive or proactive action was deemed necessary.
