| Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents –Site Location Plan 1986 1010, Proposed Block Plan 1113 Rev B, elevations and floor plans 3110 Rev A (WIP) , 3101 Rev D & 6010 Rev D & topographic survey BA27661018_01.
Reason: To define the permission.

| The development shall not be occupied until the site investigation and post investigation assessment has been completed in accordance with the programme set out in the Written Scheme of Investigation approved under condition (A) and the provision made for analysis, publication and dissemination of results and archive deposition has been secured.
Reason: In accordance with the requirements of paragraphs 189 and 199 of the National Planning Policy Framework 2012 (as revised July 2018).

| The Development hereby approved shall not be brought into use until the visibility, access, parking and turning facilities have been provided as shown on drawing 1986 1113 rev B.
Reason: To ensure conformity with summited details. |
| No development above slab floor level shall take place until samples and trade descriptions of the external facing and roofing materials to be used in the construction of the development hereby permitted are submitted to and approved in writing by the Local Planning Authority. Development shall be carried out in accordance with the approved detail.
Reason: To ensure that the new materials are in keeping with the surroundings in accordance with Policy SWDP 21 of the South Worcestershire Development Plan.

| The sheltered and secure cycle parking as shown on approved drawing 1112 A shall be kept available for the parking of bicycles only.
Reason: To comply with the Council’s parking standards in accordance with Policies SWDP 4 and SWDP 21 of the South Worcestershire Development Plan.

| The Development on the new build dwelling shall not commence until a Construction Environmental Management Plan has been submitted to and approved in writing by the Local Planning Authority. This shall include but not be limited to the following:-
• Measures to ensure that vehicles leaving the site do not deposit mud or other detritus on the public highway;
• Details of site operative parking areas, material storage areas and the location of site operatives facilities (offices, toilets etc);
• The hours that delivery vehicles will be permitted to arrive and depart, and arrangements for unloading and manoeuvring.
• Details of any temporary construction accesses and their reinstatement.
The measures set out in the approved Plan shall be carried out and complied with in full during the construction of the development hereby approved. Site operatives' parking, material storage and the positioning of operatives' facilities shall only take place on the site in locations approved by in writing by the local planning authority.
Reason: To ensure the provision of adequate on-site facilities and in the interests of highway safety. |
| The Development hereby permitted shall not be first occupied until the proposed dwellings have been fitted with an electric vehicle charging point. The charging points shall comply with BS EN 62196 Mode 3 or 4 charging and BS EN 61851 and the Worcestershire County Council Streetscape Design Guide. The electric vehicle charging points shall be retained for the lifetime of the development unless they need to be replaced in which case the replacement charging point(s) shall be of the same specification or a higher specification in terms of charging performance.
Reason: To encourage sustainable travel and healthy communities.

| The boundary treatment as shown on drawing number 3101 4007A shall be completed before the first occupation of the development hereby permitted. Development shall be carried out in accordance with the approved details.
Reason - To ensure the proposed development does not have an adverse effect on the character and appearance of the area in accordance with policies SWDP21 and SWDP25 of South Worcestershire Development Plan.

| The scheme shall be implemented in accordance with the approved water management details before the development is first brought into use and retained thereafter.
Reason: To ensure water management is taken into account in the development in accordance with SWDP 30 of the South Worcestershire Development Plan.

| Prior to the first occupation of any of the dwellings hereby approved superfast broadband facilities shall be provided in accordance with the approved details.
Reason: To ensure the proposal incorporates satisfactory telecommunication facilities in line with policy SWDP26 of the South Worcestershire Development Plan 2016.

| Before the first use/occupation of the development hereby permitted the landscaping shall be carried out in accordance with details shown on 1017 drg. no. 01 & 02 and the landscape management plan prepared by Charles Potterton.
All planting and seeding/turfing shall be carried out in accordance with the approved details in the first planting and seeding/turfing seasons following the completion or first occupation/use of the development, whichever is the sooner.
The planting shall be maintained in accordance with the approved schedule of maintenance. Any trees or plants which, within a period of five years from the completion of the planting, die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species.
Reason - To ensure the proposed development does not have an adverse effect on the character and appearance of the area in accordance with policies SWDP21 and SWDP25 of South Worcestershire Development Plan. |
| The renewabale energy features - air source heat pump & solar panels to generate 10% of predicted energy requirements shall be installed within the new build as set out in the approved energy statement.
Reason: To ensure sustainability measures are taken into account in the development in accordance with Policies SWDP21 and SWDP27 of the South Worcestershire Development Plan.

| The development hereby permitted shall be carried out in strict accordance with the recommendations set out in the Preliminary roost Assessment report carried out by Focus Ecology in March 2021 and submitted with this application. In particular:-
- A licenced bat worker to supervise the soft stripping of roof materials and remain on call during the demolition works.
- The provision of a single bat box on an existing wall or a mature tree 4 m above ground level.
Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan

| Demolition, clearance or construction work and deliveries to and from the site in connection with the development hereby approved shall only take place between the hours of 09.00 and 18.00hrs Monday to Friday and 08.00 and 13.00hrs on a Saturday. There shall be no demolition, clearance or construction work or deliveries to and from the site on Sundays or Bank Holidays.
Reason - To preserve the amenities of the locality in accord with Policy SWDP21 of the South Worcestershire Development Plan. |
| Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (as amended) (or any order revoking, re-enacting, substituting, amending, extending, consolidating, replacing or modifying that Order), no additions, extensions or external alterations, new windows or other openings, building or enclosure, swimming or other pool required for a purpose incidental to the enjoyment of the dwelling houses other than those expressly authorised by this permission shall be constructed/carried out on the application site following the completion/first use of the development hereby permitted.
Reason: In order to protect the visual and residential amenity of the surrounding area in accordance with SWDP 21 of the South Worcestershire Development Plan.

| The applicants attention is drawn to the existence of an agreement made under Section 106 of the Town and Country Planning Act 1990 (as amended), and the restrictions imposed therein. |
