Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – 0126_001 P3 Location and Site Plans 0126_010 P2 Existing and Proposed Floor Plan 0126_100 P6 Existing and Proposed Elevations Reason: To define the permission.
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016.
The holiday let unit/visitor accommodation hereby approved shall be occupied for holiday purposes only and shall not be occupied as a person or persons’ sole, or main place of residence. Reason:. The proposed unit/accommodation is only acceptable as a holiday let/ tourism development in accordance with policy SWDP35 of the South Worcestershire Development Plan.
The owners/operators of the holiday let unit/visitor accommodation hereby approved shall maintain an up-to-date register of the names of all owners/occupiers of the unit/accommodation. This register shall be made available within 1 calendar month of a written request by the Local Planning Authority. Reason:. The proposed unit/accommodation is only acceptable as a holiday let/ tourism development in accordance with policy SWDP35 of the South Worcestershire Development Plan.
Prior to their installation in the position shown on the approved layout plan, details of the height, type and external colour finish of the railings to be erected to enclose the forecourt of the holiday let, shall be submitted to and approved in writing by the Local Planning Authority. The railings shall be erected in accordance with the approved details before the holiday let is first brought into use and thereafter retained and maintained in that form. Reason: In order to create a buffer between the building and pedestrian pavement in the interests of amenity and privacy of users of the holiday let, and to enhance the character and appearance of the Conservation Area in accordance with Policies SWDP21 and SWDP6 of the South Worcestershire Development Plan.
The external alterations to the building hereby approved shall be completed before the building is first brought into use. Reason: To enhance the character and appearance of the Conservation Area in accordance with Policies SWDP21 and SWDP6 of the South Worcestershire Development Plan.
Positive and Proactive Statement. In dealing with this application, the Council has worked with the applicant in the following ways:- providing pre-application advice; seeking further information following receipt of the application; seeking amendments to the proposed development following receipt of the application; and considering the imposition of conditions In such ways the Council has demonstrated a positive and proactive manner in seeking solutions to problems arising in relation to the planning application.
