Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – p2024_019/02, p2024_019/04, p2024_019/05 and p2024_019/06. Reason: To define the permission.
No building operations hereby permitted shall commence until details of the materials to be used in the construction of the external surfaces of the dwelling hereby approved, have been submitted to and approved in writing by the Local Planning Authority. The development shall be carried out in accordance with the approved details. Reason: In order to ensure that the new materials are in keeping with the surrounding area and represent quality design in accordance with Policy SWDP 21 of the South Worcestershire Development Plan (2016), the South Worcestershire Design Guide Supplementary Planning Document (2018) and the National Planning Policy Framework.
No building operations hereby permitted shall commence until details of bat roosting features and bird nesting boxes, including their proposed location and an implementation timetable, have been submitted to and approved in writing by the Local Planning Authority. The development shall be carried out in accordance with the approved details. Reason: In order to ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with Policy SWDP 22 of the South Worcestershire Development Plan (2016) and the National Planning Policy Framework.
Buildings, and particularly roofs and the spaces underneath them, are frequently used as roosting sites by bats. Bats and their 'roost' sites are protected under the Wildlife and Countryside Act 1981 (as amended) and the Conservation of Habitats & Species Regulations 2010, the latter of which deems them a European Protected Species. It is a criminal offence to deliberately kill or injure a bat, to disturb or destroy a bat roost or to obstruct an entrance to a roost. If evidence of bats is found, work should stop immediately and an ecological consultant contacted for advice on the best way to proceed. All contractors working on site should be made aware of the advice and provided with the contact details of a relevant ecological consultant.
The development hereby permitted shall be carried out in strict accordance with the recommendations set out in the following approved document- 'Betts Ecology and Estates- Preliminary Ecological Appraisal (PEA), Daytime Bat Assessment and Public Records Search- S:6782. Version: 1.2. Date: 15 August 2024'. Reason: In order to ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with Policy SWDP 22 of the South Worcestershire Development Plan (2016), the Wildlife and Countryside Act 1981 (as amended) and the National Planning Policy Framework.
Prior to the first occupation of the dwelling hereby approved, an area shall be laid out within the curtilage of the property for the parking of 2 cars and this area shall be properly consolidated, surfaced and drained in accordance with details to be submitted to and approved in writing by the Local Planning Authority. This area shall not thereafter be used for any other purpose than the parking of vehicles. Reason - In order to ensure highway safety and the free flow of traffic using the adjoining highway in accordance with Policy SWDP 4 of the South Worcestershire Development Plan (2016), Worcestershire County Council Standing Advice on Small Scale Development proposals that impact the Highway (2023) and the National Planning Policy Framework.
Prior to the first occupation of the dwelling hereby approved secure parking for three bicycles that complies with the Council’s standards shall be provided within the curtilage of the dwelling and these facilities shall thereafter be retained for the parking of cycles only. Reason - In order to promote the use of sustainable travel modes in accordance with Policy SWDP 4 of the South Worcestershire Development Plan (2016), Worcestershire County Council Standing Advice on Small Scale Development proposals that impact the Highway (2023) and the National Planning Policy Framework.
