| The development hereby permitted shall be carried out in strict accordance with the recommendations set out in the Bat Emergence and Re-Entry Surveys (BERS)carried out by arbtech dated 2nd July 2024 and submitted with this application. In particular:- - A bat licence (EPSL) will be required to legally permit the loft conversion and extension. - Bat boxes x 2 to be installed prior to the start of works - Roof strip to be supervised by the named ecologist/registered consultant or their accredited agent and any bats found will be moved by hand to the bat boxes - If bats are found during the hibernation period November to March or if any unexpected bat species or roost types are identified woks must cease and advice sought from the Named Ecologist - Low impact lighting strategy will be adopted for the site during and post development - 2 x bat boxes will be installed on the building once works have been completed, 3-5m above ground level facing south or south-westerly direction. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan. |

| Buildings are frequently used as roosting sites by bats. Bats and their 'roost' sites are protected under the 1981 Wildlife and Countryside Act and the Habitat Regulations 1994, the latter of which deems them a European Protected Species. It is a criminal offence to recklessly disturb or destroy a bat 'roost'. Where a bat 'roost' is present a licence will be necessary to carry out the works. Further information about species licensing and legislation can be obtained from the Species Licensing Service on 0117 3728000. If evidence of bats is found during works, work should stop immediately and Natural England must be contacted on 01453 764450 for advice on the best way to proceed. |
| The development hereby permitted shall not be occupied until 3no. water butts have been installed and connected to the existing drainage downpipes. The water butts shall be retained thereafter. Reason: To ensure development does not exacerbate flood risk and deals with surface water run-off from the site in a sustainable manner, in accordance with policy SWDP29 of the South Worcestershire Development Plan. |
