Unless where required or allowed by other conditions attached to this permission the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form, the submitted window details, and the following plans: - 08/2018/01c Rev A – Location and Block Plan - 08/2018/01e – Elevations as Proposed - 08/2018/01f – Ground Floor Plan as Proposed - 08/2018/01g - Attic Layout as Proposed Reason: To define the permission.
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016.
The proposed development lies within an area that has been defined by The Coal Authority as containing potential hazards arising from coal mining. These hazards can include: mine entries (shafts and adits); shallow coal workings; geological fissures; mine gas and previous surface mining sites. Although such hazards are often not readily visible, they can often be present and problems can occur as a result of development taking place, or can occur at some time in the future. It is recommended that information outlining how the former mining activities affect the proposed development, along with any mitigation measures required, be submitted alongside any subsequent application for Building Regulations approval. Any intrusive activities which disturb or enter any coal seams, coal mine workings or coal mine entries (shafts and adits) requires the prior written permission of The Coal Authority. Such activities could include site investigation boreholes, digging of foundations, piling activities, other ground works and any subsequent treatment of coal mine workings and coal mine entries for ground stability purposes. Failure to obtain Coal Authority permission for such activities is trespass, with the potential for court action. Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary.
Before the first occupation of the building(s) hereby permitted the rooflight on the eastern elevation shall be fixed shut and shall be fitted with Pilkington Level 4 obscured glazing or equivalent and shall be permanently retained in that condition thereafter. Reason: To protect the amenities of adjoining/nearby properties from unacceptable overlooking/loss of privacy in accordance with policy SWDP21 of the South Worcestershire Development Plan.
The development hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling known as Parsonage Barn and shall not be used as separate self-contained accomodation from Parsonage Barn. Reason: To preserve the amenities of the locality in accord with Policy SWDP21 of the South Worcestershire Development Plan and because a separate dwelling house in this location would not represent sustainable development and be contrary to the development location strategy set out in policy SWDP2 of the South Worcestershire Development Plan.
